Improvements and Structures on Leased Crown Land |

To properly utilize Crown land for agricultural purposes, lessees are allowed to construct necessary chattels on the land they hold under agricultural lease or permit. These improvements on Crown land include fencing, dugouts, wells, handling facilities, dykes, drains, trails, etc. Authorization All improvements on Crown land require written authorization before proceeding. Purchase - Sale of Improvements and Structures Upon expiry or termination of the lease agreement, the lessee has the option to either remove the chattel improvements from the land within 30 days of receiving approval or request evaluation of the improvements. In most cases lessee owned improvements are offered for sale and are appraised by a Farm Production Advisor based on a fee schedule. In cases where the value of the improvements is disputed, the lessee can apply to have an independent accredited appraiser (at lessees expense) evaluate the improvements. Payment A lessee will be paid for the improvements within one year of the surrender date. This payment will be made from the new lessee to the outgoing lessee where the land is leased out immediately. In cases where a new lessee is not in place within the year, the outgoing lessee will be paid for the improvements.
