
Mobile Homes
There are certain special obligations for landlords and tenants of mobile home parks. These obligations are in addition to those listed on Facts About Responsibilities of Landlords and Tenants.
remove garbage from the mobile home park as required by law or at least once a
week;
grade roads and keep them in good repair;
clear snow and if possible, keep the same width of passage on the roads all year;
keep the plumbing, sewage, fuel and electrical systems in good repair;
keep the grounds, buildings and equipment which are intended for the use of the
tenants in good repair and clean;
repair any damage to the tenant's personal property caused by the landlord's
negligence;
keep the outside of the mobile home in good repair if the landlord rents out the mobile home to a tenant as a rental unit.
A tenant is responsible to:
obey the landlord's reasonable rules when removing a mobile home from a mobile home site or park by:
- not disturbing the peace and quiet of the mobile home park;
- not violating the traffic rules of the mobile home park;
- not creating a danger to other people and property in the mobile home park;
keep the outside of the mobile home in good repair and clean;
keep the mobile home site neat, clean and in good repair;
In addition, a landlord may not:
restrict a tenant's right to sell or lease a mobile home;
charge unreasonable fees for the installation or removal of a mobile home;
interfere with a tenant's right to remove a mobile home from a mobile home site or park; a landlord may, however, make reasonable rules for removing the mobile home.
