Winnipeg’s industrial areas and parks are zoned to accommodate various types of business from multi-tenant and warehousing to manufacturing. A number of the industrial parks also have vacant land available for purchase or lease which is appropriately zoned and serviced to meet future development requirements. The various types of zoning in these industrial areas are defined as follows:
This district provides for light industrial uses that are carried on within a building. Outside storage is enclosed within a wall or fence. This district is used to ensure that industrial areas present an orderly appearance when seen from adjoining thoroughfares, highways and residential areas. There is a height limitation of 50 feet.
The "M1-B" Light Industrial District is intended to provide for industrial development subject to a higher level of development standards as well as performance standards. There is a maximum height limitation of 85 feet.
The "M2" Industrial District is intended for much the same uses as those in the "M1" District, but allows for some limited outside operations in addition to storage. No residential uses are permitted except for staff/family employed upon the premises. The height limitation is 100 feet.
The "M3"Industrial District allows for heavy industrial development of a potentially noxious nature. No residential uses are permitted except for staff/family employed upon the premises. Uses such as asphalt manufacturing, wrecking yards, plastic manufacturing, railway yards and intermodal terminals, are typical operations in heavy industrial districts. There is a height limitation of 150 feet.
The "MR"Rural Industrial District is intended to provide large sites having frontage on arterial streets in areas where urban development is not anticipated to occur in the foreseeable future. The "MR" Industrial District accommodates industrial development of a land-intensive nature on a limited service basis. There is a maximum height limitation of 30 feet.
This zoning is intended to provide areas for industrial development that would in no way detract from adjacent living areas or other uses. The types of Industrial Park Districts are:
In this District, the permitted uses and operations will be carried on within a completely enclosed building on a landscaped lot in such a manner that no nuisance factor is created or emitted outside the enclosed building. This District may serve as a buffer between heavier industrial and business or residential districts. There is a maximum height limitation of 50 feet for the "MP-1" Industrial District.
These Districts are intended for high quality industrial developments in landscaped surroundings. The "MP-2" District permits development on smaller lots where the existing features of an area do not lend themselves for subdivision into larger lots. Storage is permitted on the rear half of the lot in an enclosed area. There is a maximum height limitation of 85 feet for the "MP-2" Industrial District.
The "MP-S" Industrial District Provides for certain recreational facilities and a limited number of manufacturing, retail and service uses. There is a maximum height limitation of 50 feet.
The "CF"Commercial Fabrication District is intended to provide a transitional zone between an industrial area and a commercial or residential district, to accommodate existing industrial uses that have continued within the surroundings of a residential neighbourhood, and to provide land for the commercial services required by an industrial area. There is a maximum height limitation of 35 feet.
